Try another map, Muttrah Coop Alt doesn't get area attack, those are bot operated deployable mortars that show up as area attack.

You can model in Blender but export to game can still only be done in 3ds Max with the addon you found installed, thus you need to port from Blender to 3ds as well.

If bots drive into objects it's likely because the navigation mesh is wrong and tells them they can pass through when they can't.
